How to Prepare Your Home for Sale in Joliet, IL

If you're thinking about selling your home in Joliet, Illinois, one of the best things you can do before putting a FOR SALE sign in the yard is take some time to properly prepare your property for the market.

And preparing your home for sale doesn't necessarily mean completing an expensive kitchen remodel, replacing every outdated finish, or spending thousands of dollars before you list.

Often, it's about knowing where your time and money will have the greatest impact.

From decluttering and making small repairs to improving curb appeal and preparing for professional listing photos, the goal is to help buyers see your home at its best from the moment it hits the market.

As a local REALTOR® serving Joliet and the surrounding Will County communities, here's how I recommend homeowners prepare before listing their Joliet home for sale.

Start by Understanding the Joliet Real Estate Market

Before you start painting walls or replacing fixtures, it's helpful to understand the market you're preparing to enter.

As of August 31, 2026, Zillow reported an average Joliet home value of approximately $269,608, up 1.2% from the previous year. Homes were going pending in approximately 13 days, and 47.3% of July sales closed above their original list price. Zillow

Realtor.com reported an August 2026 median listing price of $322,450, an increase of 8.75% year over year. Realtor

Why do these numbers matter when you're preparing your house?

Because buyers are active—but your home's condition, presentation, pricing, and marketing still matter.

A well-prepared property can make a stronger first impression when buyers are comparing your home against other Joliet homes for sale.

And because Joliet has such a diverse housing market, preparation shouldn't be one-size-fits-all. Zillow's August data, for example, showed typical home values ranging from about $212,444 in 60432 to $354,321 in 60431. Zillow

The right strategy should be based on your home, your neighborhood, your competition, and your likely buyer.

1. Find Out What Your Joliet Home Is Worth First

Before deciding how much money to put into preparing your home, I recommend starting with its current market value.

This can help answer an important question:

Which improvements are actually worth making before I sell?

A personalized home valuation looks at recent comparable sales, your neighborhood, square footage, condition, updates, lot, features, current competition, and other factors that an automated online estimate may not fully account for.

I've written an entire guide on this topic:

→ How Much Is My Home Worth in Joliet, IL?

Once we have an idea of where your home could fall in today's market, we can make much more strategic decisions about preparing it.

2. Declutter Before You Start Making Improvements

This is one of the simplest—and most effective—places to start.

Buyers aren't expecting an empty house, but rooms filled with too much furniture, décor, or personal belongings can make it harder to appreciate the actual space.

Before listing, consider removing things you don't regularly use and packing away items you'll eventually have to pack for your move anyway.

Pay particular attention to:

Kitchen countertops, bathroom counters, closets, pantries, bookshelves, entryways, bedrooms, basements, and garages.

Closets don't need to be completely empty, but an overflowing closet can unintentionally suggest that the home doesn't have enough storage.

Think clean, organized, and comfortable rather than completely bare.

3. Deep Clean Your Home

A clean home can immediately feel better maintained.

Before professional photography and showings begin, give your property a thorough cleaning from top to bottom.

Don't forget the areas homeowners sometimes stop noticing after living in a property for years: baseboards, light switches, doors, vents, ceiling fans, appliances, windows, shower doors, grout, and flooring.

Pay particular attention to kitchens and bathrooms.

These are spaces buyers tend to examine closely, and cleanliness can have a significant impact on how those rooms are perceived.

If you have pets, this is also the time to address pet hair and odors. We love our animals—but buyers shouldn't necessarily be able to tell they're there the second they walk through the door!

4. Take Care of Small Repairs

You don't necessarily need to renovate your home before selling it.

But those little things you've learned to live with?

Buyers will probably notice them.

A loose doorknob, dripping faucet, burnt-out lightbulb, damaged trim, sticking door, cracked outlet cover, missing cabinet hardware, or small drywall repair may seem insignificant individually.

When buyers notice several small maintenance items throughout a home, however, they can start wondering:

“What else hasn't been maintained?”

Walk through your home as if you're seeing it for the first time and create a small repair list.

Sometimes a weekend of relatively inexpensive projects can make a noticeable difference.

5. Be Strategic About Paint

Fresh paint can be one of the easiest ways to refresh a home before listing, but that doesn't mean every Joliet seller needs to repaint their entire house.

Focus first on walls that are heavily scuffed, damaged, extremely bold, or visually distracting.

Neutral doesn't have to mean sterile white everywhere.

The goal is simply to create a backdrop that allows buyers to focus on the home itself rather than the paint color.

Before repainting multiple rooms, talk with your REALTOR®. Depending on your home's condition and expected price point, some painting projects may provide more value than others.

6. Improve Your Joliet Home's Curb Appeal

Your home's first showing doesn't begin when buyers walk through the front door.

It begins when they pull up to the house.

And online, it may begin with the exterior listing photo before they've even scheduled a showing.

Simple curb-appeal improvements can include mowing and edging the lawn, trimming overgrown landscaping, removing weeds, cleaning walkways, tidying garden beds, washing the front door, cleaning exterior light fixtures, and removing unnecessary items from the porch or driveway.

Depending on the season, adding a simple planter or seasonal greenery near the entrance can make the home feel welcoming without going overboard.

You don't need the fanciest house on the block.

You want buyers to pull up and think:

“This home has been taken care of.”

7. Let in the Light

Light can completely change how a room photographs and feels during a showing.

Clean the windows, open blinds and curtains, replace burnt-out bulbs, and make sure your light fixtures are working properly.

If one room feels noticeably darker than the rest of the house, we can look for simple ways to brighten it before photography.

This is especially important for professional real estate photography, where light can dramatically affect the way your home appears online.

8. Don't Forget the Basement and Garage

It's easy to spend all your energy preparing the kitchen, family room, and primary bedroom.

But Joliet buyers are evaluating the whole property.

If you have a basement, organize it enough that buyers can understand how much usable space is available. If it's finished, treat it like the rest of the living space rather than somewhere to hide everything you removed from upstairs.

The same goes for the garage.

It doesn't need to look staged, but if possible, organize it so buyers can actually appreciate its size and functionality.

9. Think Carefully Before Making Major Renovations

This is a big one.

Please don't assume you need a brand-new kitchen or bathroom to sell your Joliet home.

A $20,000 renovation doesn't automatically mean your property will sell for $20,000 more.

Before making a major investment, I recommend looking at comparable properties and asking:

What do buyers expect at my home's likely price point?

If competing homes have beautifully renovated kitchens, we may need to think strategically about yours.

But sometimes cleaning, painting, replacing hardware, changing a light fixture, or making a few cosmetic improvements can accomplish what we need without a full renovation.

This is one of the reasons I prefer meeting with sellers before they've spent money preparing their homes.

I'd rather help you determine where money may actually make a difference than have you complete projects that weren't necessary.

10. Prepare Your Home for Professional Photography

For many buyers, your home's first showing isn't in person.

It's on their phone.

Your listing photos need to stop someone from scrolling and make them want to see more.

Before photography, we'll want countertops cleared, beds made, blinds adjusted, lights working, personal items minimized, cords tucked away, trash cans hidden where appropriate, and rooms arranged to showcase their purpose and size.

This is where all of your preparation starts coming together.

Strong photography paired with thoughtful marketing can help your property stand out among other homes for sale in Joliet, IL.

11. Have a Plan for Showings

Once your Joliet home officially hits the market, buyers may want to see it quickly.

With Zillow reporting a median of only 13 days to pending in August 2026, sellers should be prepared for showing activity early in the listing period. Zillow

Before going live, think through the logistics.

Where will pets go during showings? How much notice do you need? Are there certain hours that absolutely won't work? How quickly can you get the house showing-ready?

I generally want to make it as easy as reasonably possible for qualified buyers to see the property while still respecting what works for the homeowner.

The fewer unnecessary barriers we create, the fewer opportunities we potentially miss.

12. Price Your Joliet Home Strategically

Preparing the home beautifully is only part of the equation.

We also have to price it correctly.

Your listing price should be based on relevant comparable sales, current competition, neighborhood trends, your property's condition and features, and what's happening in the Joliet real estate market when you're ready to sell.

Pricing high simply to “leave room to negotiate” can sometimes work against a seller.

Buyers can see how long a property has been listed. They receive notifications when prices drop. And they're comparing your property with everything else available in their price range.

The goal isn't simply to put your house on the market.

It's to position it well from the beginning.

What Will You Actually Make From Selling Your Joliet Home?

Once we have an estimated listing price, I also think it's important to look beyond the headline number.

If your home may sell for $350,000, for example, that doesn't mean $350,000 is going into your bank account at closing.

When working with sellers, I prepare an estimated seller net sheet based on the projected list price and current information. This helps give you a clearer picture of estimated selling expenses and what your potential net proceeds could look like.

It is important to remember that a seller net sheet is an estimate, not a guarantee. Your final sale price, property-tax prorations, inspection or attorney-review negotiations, buyer credits, mortgage payoff, and other closing adjustments can affect your actual proceeds.

My Joliet Home-Selling Preparation Checklist

Before your listing goes live, our general goal is pretty simple: clean it, declutter it, repair what's worth repairing, make a strong first impression, and present the home in a way that highlights what buyers will love about it.

But every property is different.

An older Joliet home may need a completely different preparation strategy than newer construction in 60431. A beautifully updated property may need very little beyond cleaning and staging. Another home may benefit from a handful of targeted improvements before photography.

That's why I don't believe in handing every seller the exact same list of renovations.

We should prepare your home for your market.
